New Mixed-Use Development breaks ground in Greenville
Greenville, S.C.— On October 9th, Mashburn Construction and The Beach Company officially broke ground for a new
large-scale mixed-use development in downtown Greenville. The “Canvas Lofts” development is strategically placed on the corner of Buncombe and Whitner
Streets, across from Heritage Green, Greenville’s cultural epi-center.
Canvas Lofts will be a 4-story, brick-clad building containing approximately 22,000 square feet of retail space on the ground floor with 48 units
of residential housing on the 3 upper floors. This infill site will be an economic driver for the growing area and thoughtful transition to the well-established
surrounding neighborhood. Canvas will help “bridge” the energy of downtown across Academy Street as well as act as a starting point for the much-desired
Poinsett Highway Corridor revitalization efforts.
“The groundbreaking of Canvas Lofts is an exciting milestone for a project that has been several months in making,” says Tim Cotter, Development Manager of The Beach Company.
“Canvas is the result of a Planned Development process that sought out input from the City of Greenville’s Planning Staff, our neighbors in Hampton-Pinckney
and Heritage Green, and various other stakeholders. We are excited to have Mashburn help make this design come to fruition.”
Antunovich Associates of Chicago is the architect for the Canvas Lofts. The design of the retail and multifamily building is a nod to Greenville’s
roots, featuring a traditional warehouse structure with storefronts. The brick veneer will distinguish the building’s exterior while the use of metal
panel and storefront accents will visually break up the facade. Upper floors continue this vernacular, while introducing open, steel frame balconies
and expansive windows.
An exterior plaza with outdoor seating will also be added. Sidewalks along Buncombe and Whitner Streets are re-designed to include a landscape buffer
between the pedestrians and the busy streets. New sidewalks throughout the site will enhance the connectivity of the development to the Hampton-Pickney
Historic District and Downtown Greenville.
In addition to the Canvas Lofts project, Mashburn will also complete a sitework package for 31 townhomes along Whitner Street. McMillian Pazdan Smith
is the architect for the townhomes and Seamon Whiteside & Associates is serving as the civil engineer and landscape designer for the Canvas Development.
Berry Ponder, Vice President of the Upstate Division for Mashburn Construction says, “This is one of many projects we have partnered
with The Beach Company on. We are excited to continue our relationship with a project that will be remarkable for downtown Greenville. Our team has
played a diligent role early in the process to ensure the most value is gained every step of the way through completion of Canvas Lofts.”
