This was a mixed-use development consisting of residential apartments as well as unfinished retail/commercial spaces. The building has approximately 5,000 gross square feet of restaurant space, 15,000 gross square feet of retail space, and 50,800 gross square feet of residential space for a total gross square footage near 77,810 square feet. The 4-story structure houses retail/commercial space on the ground floor and 48 multi-family residential units on the top 3 levels, consisting of a mix of 1-bedroom and 2-bedroom units, with a surface parking lot to accommodate 60 parking spaces. The structural frame includes a mix of steel and composite deck at the podium with wood framed construction above. The brick veneer distinguishes the building’s exterior while the use of metal panel and storefront accents visually breaks up the facade. Upper floors continue this vernacular, while introducing open, steel frame balconies and expansive windows. An exterior plaza with outdoor seating was also added. Sidewalks along Buncombe and Whitner Streets were re-designed to include a landscape buffer between the pedestrians and the busy streets. New sidewalks throughout the site enhance the connectivity of the development to the Hampton-Pickney Historic District and Downtown Greenville.
