Columbia, SC
Historic renovation of the Hampton-Preston Mansion that was originally constructed in 1818. The purpose of this renovation was to restore the building for the 200th anniversary.
The Base bid scope of work can be categorized into three distinct components:
Exterior Stucco: removal of an existing elastomeric coating from all stucco facades, stucco crack repair and limited stucco patching, application of a silicate coating to all facades and repair of the parged coating sills.
Site Drainage and waterproofing: Several existing sub surface terra cotta pipes will be replaced with larger capacity HDPE piping and he existing waterproofing system (applied membrane and drainage mat) will remain, but it’s exposed and repaired in some locations, a French drain is to be installed at the base. Piping was ran along the perimeter of the house to capture the foundation drainage and the downspouts sub surface.
Mechanical System Upgrade: The basement of the mansion sis a split system that serves only this level, the two upper levels will be served by a new Direct-Expansion (DX) refrigerant cooling and heating system with side-stream dehumidification. The mechanical upgrade will require some improvements to the insulation levels in the attic space and the widening of an existing platform for a new rooftop unit on the existing slate roof.
