United Way of the Midlands Corporate Headquarters

This headquarters project transformed three existing warehouses into a unified single office space for the United Way of the Midlands. The facility also includes a Community Innovation Center.

Interior and exterior renovations total approximately 20,000 square feet. Extensive site improvements provided on-site parking and security fencing on a fully landscaped lot. Exterior features include decorative metal panels, brick veneer, EIFS stucco, an aluminum storefront and handicap ramps. The building consists of structural steel and light gauge framing.

Renovations demolished the entire interior of the existing buildings while preserving and repurposing the exterior shell. The interior was rebuilt for general office space (open and private), staff conferencing areas, as well as the Community Innovation Center that includes a board room. An access flooring system was installed in the buildings equalizing the floor elevations between the previously independent structures. New construction consisted of a 2,000 square foot main lobby connector and a new TPO roof on the entire structure to create one consolidated facility.Several original elements of the existing interiors were featured in the final design, including bow string trusses that were preserved and used as a decorative accent piece.

During preconstruction, our team developed creative value engineering items to maximize the value per dollar. This project was completed on a tight site and had an accelerated schedule.
